OUR PROCESS


over the years we have developed a streamline process to ensure the build of your Custom home runs smoothly and that you have a pleasant and stress free experience.
At Grossnickle construction, we work in collaboration with our expert team and trusted vendors to build luxury custom homes. You may select from one of our expertly designed plans or we can design one to meet your specific needs. Our process helps you achieve your ideal dream home within your budget, and in an effective and efficient way. This has proven to be a reliable process that has produced great results by systematically moving through the planning and design process in preparation for construction. Each step is structured to move you through the process creating an exciting all-Inclusive experience.


       Steps

Consultation. Contact us to schedule a construction consultation with one of our dedicated team members. Where we will review your individual wants and needs for your new home and go over your budget to achieve your inspiration. we are here to answer your questions about our process and help guide you through the process. During this consultation we will review your budget and discuss the financial process. We will put you in contact with one of our preferred lenders to get a pre-approval.

Lot. Do you already have an approved building lot? If so, we can jump right into the plan design! If not, no problem we can help you find the perfect parcel to build your dream home. We work directly with our clients to find the perfect location for your next home.

Plan. If you already have a house plan, we will review and provide a cost estimate. Many of our clients select from one of our thoughtfully designed plans. Can't find one that works to meet your family's needs? We also work directly with our clients and our architect to design your dream home with one of our experienced team members. all it takes is a dream and a little inspiration and we can design the plan you've been searching for.

Features. review the features to be included in your new home, all things interior and exterior. GC offers exceptional features that are already included in your base home cost. If you choose to upgrade or change any of our already included options, we will review and discuss the options and cost associated with each item so you can make a decision on what to include.

Contract and Settlement. Once the contract is signed we will send everything over to your lender so they can begin the appraisal process. The financial process can take 30-45 days to complete. During the financial process we will begin to take the necessary steps to start the permitting process.

Permitting. all necessary building permits will be submitted to the county. Each county has their own requirements and process. Typically, the Permit phase takes 6-8 weeks. We will let you know once the building permit is approved, and we have the green light to break ground.

Selections. Once your building permit is approved, you will be contacted by a team member to schedule your selections meeting. During this meeting you will select all of the finishes to be used through your home. Please take time during the permitting phase to review available options to help optimize the time spent during your meeting.

Constuction. During construction you will have several meetings with our team throughout your build. We will guide you every step of the way and provide updates as the project evolves.

Completion. At the time of the final occupancy, you will have a walk through with one of our project managers to review your new homes features and ensure everything is complete to satisfaction. Nothing left to do but move in and create many memories for years to come!
